FLAHERTY BUILDERS INTRODUCES ‘BUILDING PEACE OF MIND’ PROGRAM

FRANKFORT, IL, March 17, 2008 – In an effort to jumpstart the ‘psychologically’ timid homebuying market, Flaherty Builders is introducing a new sales program that will give people the confidence they are looking for to make the leap and buy a new home. Recognized as one the areas premier builders, Flaherty has a reputation of being creative in their efforts to satisfy homebuyers’ concerns. Flaherty’s new “Building Peace of Mind” program will offer prospective homes buyers five unique options, to help remove stress and give homebuyers some incentives that have real world value.

“From a practical point of view, there is no logical reason why people are not buying new homes. Our new ‘Building Peace of Mind’ program is designed to alleviate this uncomfortable situation.”

The “Building Peace of Mind” program is designed for maximum flexibility, so that it can accommodate a variety of potential homebuyers. Homebuyers may choose from any of the five options offered :

1. “Existing Home Sale Plan ” – If a buyers’s existing home doesn’t sell by the time they need to close on their new Flaherty home , the builder will cover the buyer’s existing mortgage and real estate taxes for up to 6 months for a maximum of $3,500 per month. Given that is takes 6-8 months to construct their new home, this option effectively gives homebuyers more than one year (12 to 14 months) to sell their home.

2. “Split The Difference Plan” – Flaherty will cover ½ the difference between the asking price and sale price of a homebuyer’s existing home up to a maximum of $20,000. The home must be listed with a preferred realtor and the asking price must be realistic in today’s market (verified by a preferred realtor or appraisal).

3. “Realtor Commission Covered” - Flaherty will cover the homebuyer’s realtor commission on the sale of their existing home for up to $20,000. To qualify the home must be listed with a licensed realtor of their choice.

4. “Get What You Want Plan” – Homebuyers can request up to $25,000 worth of options/upgrades and Flaherty will pick up the tab.

5. “More For Less Plan ” – Flaherty will subtract $20,000 off the base price of any new home in any of its eight communities (individual lot sales excluded).
“We wanted our customers to be able to pick the option that gives them the most benefit and reduces the anxiety they might be feeling about buying a new home”, said Flaherty. “We also believe this program will help existing home sales by creating some interest in the resale market.”

With the “Building Peace of Mind” program, a Flaherty homebuyer can pick any one of the five options when purchasing a new home in Flaherty’s communities in Frankfort, New Lenox, Orland Park and Lemont.
