OVERSIZED SITES AVAILABLE FOR
LUXURY HOMES AT SUTTONDALE COMMUNITY IN FRANKFORT
FRANKFORT, IL (June 18, 2008) – Suttondale, an upscale,
semi-custom home community located in a peaceful, country
setting in Frankfort, has only eight oversized homesites
remaining available for sale, announced Flaherty Builders.
These homesites, which are over a half-acre in size, are
situated on a rolling parcel of property that is perfect for
the construction of a luxury dream home. Custom homes on
these large homesites are priced per blueprint and
semi-custom homes from Flaherty’s portfolio of homes
offering with 2,700 to more than 4,000 square feet of living
space are available from $399,900 to $495,900.
Suttondale is an exclusive custom/semi-custom home community
set along curvilinear streets and private cul-de-sacs. All
homesites include city sewer and water and have easy access
to Nebraska Street, which conveniently leads to LaGrange
Road (Route 45) and its numerous shops, restaurants and

The custom and semi-custom homes within Suttondale can be

Flaherty’s beautiful homes will typically feature

1. “Existing Home Sale Plan” – If a buyer’s existing home
doesn’t sell by the time they need to close on their new
Flaherty home, the builder will cover the buyer’s existing
mortgage and real estate taxes for up to 6 months for a
maximum of $3,500 per month. Given that is takes 6-8 months
to construct their new home, this option effectively gives
homebuyers more than one year (12 to 14 months) to sell
their home.
2. “Split The Difference Plan” – Flaherty will cover ½ the
difference between the asking price and sale price of a
homebuyer’s existing home up to a maximum of $20,000. The
home must be listed with a preferred realtor and the asking
price must be realistic in today’s market (verified by a
preferred realtor or appraisal).
3. “Realtor Commission Covered” - Flaherty will cover the
homebuyer’s realtor commission on the sale of their existing
home for up to $20,000. To qualify the home must be listed
with a licensed realtor of their choice.
4. “Get What You Want Plan” – Homebuyers can request up to
$25,000 worth of options/upgrades and Flaherty will pick up
the tab.
5. “More For Less Plan” – Flaherty will subtract $20,000 off
the base price of any new home in any of its eight
communities (individual lot sales excluded).
“We wanted our SuttonDale customers to be able to pick the
option that gives them the most benefit and reduces the
anxiety they might be feeling about buying a new home”, said
Flaherty. “We also believe this program will help existing
home sales by creating some interest in the resale market.”
