FLAHERTY HAS A BANK WILLING
TO GIVE BELOW MARKET RATE HOME LOANS AND INTRODUCES NEW
FLOOR PLANS TO MEET TODAY’S MARKET DEMANDS
FRANKFORT,
IL, October 21, 2010 – In an effort to compete with the
short sales and foreclosures that seem to be getting the
most attention from prospective homebuyers, Flaherty is
shaking things up by offering at new floor plans and new,
unbelievable financing packages that are not available
anywhere else. For a limited time at many of its
communities, Flaherty has access to 30-year, fixed-rate
mortgages that start at 1.9% for the first two years and the
remaining 28 years are a historically low 4.5%. Not only are
the rates fantastic but they are available for people
without a perfect credit score or without a huge down
payment.
To
compliment this incredible financing, Flaherty has also
introduced new two-story floor plans that meet today’s
reality based home buying market, that is completely
different from those built only a few years ago. Two years
ago, the sky was the limit, and price was no object, but in
today’s leaner and meaner times, families are searching for
value and frivolous amenities are a thing of the past.
Flaherty’s new floor plans, which are under construction at
its Misty Falls community in Frankfort, are called the Ian
and Colin, and these two-story homes each offer 4 bedrooms
and 2.5 baths for a price starting at $359,900. Within Misty
Falls, just a few years ago, the average home sold for over
$500,000, thus you can see the tremendous value that these
new homes provide to today’s home buyers.
“It
used to be, that we only competed with other new home
builders, when we sold a family one of our high-quality,
energy-efficient homes, but in today’s economy we find
ourselves competing with bank repo’s and short sales,”
exclaimed Mike Flaherty. “To compete with these new market
realities, we have made arrangements with Marquette Bank to
exclusively offer our new homebuyers interest rates that are
significantly below any mortgage rates offered on old, used
houses. Thus monthly payments on our new homes are the same
or less than a repossessed or short sale home.”
Besides the lowest interest rates on the market, purchasers
of a Flaherty home will not need to pay for private mortgage
insurance (PMI) or points and only a down payment of 10% is
required. To qualify for this mortgage, a perfect credit
score is not required; in fact a score of only 620 may
qualify.
Even if buyers still think they can get a better value in a
used home or on a repossessed or short sale home, Flaherty
would like to remind everyone that purchasing a new home has
many benefits that are not readily apparent and should be
considered when thinking about buying a house previously
owned by another family.
Some of the advantages found in a new home are:
Greater energy efficiency of the
home itself (Better insulation values in walls/ceilings &
windows which means lower utility bills)
- State of the art,
energy saving appliances already installed
- Full warranties cover
house, appliances, furnace and air conditioner
- No unexpected expenses
to repair or replace worn out materials or appliances
- No need to remodel or
modernize the home after you purchase it
- If a Flaherty home is
purchased you get financing that is impossible to find
elsewhere
If you still are considering the
purchase of an old home, you will need to budget for
unexpected repairs and appliance breakdowns. According to
ApplianceMagazine.com the life of a food disposer &
microwave oven is 9 years; dishwasher 10 years; central air
conditioner, oven/range, water heater and clothes washing
machine are 11 years; refrigerator is 12 years; and gas
furnace is 15 years. Families should also remember that the
life span of an asphalt shingle roof is only about 18 years.
“When you consider the cost to replace and repair all of
these items, that great price on an old, used home is
considerably less attractive when reality enters the picture
and the rose colored glasses come off,” said Flaherty.
After this information has soaked in maybe a review of one
of Flaherty’s new floor plans at Misty Falls with the
special financing package offered by Marquette Bank is
appropriate.
The Colin model, which qualifies for the 1.9% financing for
the first two years, is a spacious, attractive home that is
designed to offer the living space and value that today’s
homebuyers are looking for. Curb appeal is very strong, with
its architectural grade shingles, brick first floor and
eye-catching, column-supported entryway. Exhibiting a
three-car garage, full basement with 9-foot tall walls, four
bedrooms and 2.5 baths, the building blocks for a
convenient, beautiful dream home have been assembled.
Families seeking a traditional two-story home with the
master bedroom suite on the second floor should take a look
at the Colin model. This easy to heat or cool home with a
grand family room featuring a corner fireplace, is a great
place for the family to gather and watch TV or play video
games. As expected from Flaherty, the Colin has a stunning
kitchen equipped with name-brand appliances (gas range,
dishwasher, and garbage disposal), a conveniently placed
food preparation island and an abundance of furniture grade
cabinets topped with granite or Corian. Although an
abundance of storage space is provide in the kitchen,
additional storage for food goods can be found in the nearby
walk-in pantry.
For a formal sitting room, a living room is located at the
front of the home. If a formal dining room is more
important, this room can be used for this purpose. A
conveniently located 1/2 bath is situated in the center of
the first floor and a large laundry from is placed between
the garage and the rest of the home.
The second level includes a dramatic master bedroom suite
with private bath (dual bowl vanity standard) and walk-in
closet. Three other large bedrooms on this level have access
to another full size bathroom.
The Colin represents one of the many ranch and two-story
homes offered at Misty Falls in Frankfort. Flaherty also
offers these new homes in Rachael Ridge & Jacob’s Field in
New Lenox, and Sutton Dale in Frankfort. All of these
communities qualify for the special financing offered by
Marquette Bank.
All Misty Falls homesites are within the excellent grade
school district 157C of Frankfort and the highly acclaimed
Lincoln Way East High School. Located at the intersection of
Owens Road and Laraway Road, the community is approximately
2 miles west of LaGrange Road (Route 45). The sales center
for Misty Falls is temporarily located at Flaherty’s Abbey
Woods community in Frankfort until its new models are
finished by November 15, 2010. Abbey Woods sales center is
open weekends from 11 a.m. to 5 p.m. and weekdays from 10
